The Title Search
The title search serves as an overview and history of ownership of the home. This history includes mortgage liens, as well as non-voluntary liens such as tax and mechanic/contractor liens that are on the property.
A Title Search is important for a seller because it will list any encumbrances that will need to be satisfied at closing. Tax assessors, appliance stores, contractors that have performed work on the property, or people and institutions that have loaned money secured by the property file liens all the time.
This Report will confirm that the home is free from any liens or judgments and also confirm that liens have not been filed against the home in error.
For sellers, it is also helpful to know what the sales price needs to be to clear the liens at closing after liens and commissions are paid for at closing.
